How much time do you have and what is your investment strategy, fix and filp, BRRRs, STRs, buy-and-hold will require different hunting techniques. 

Everyone has different levels of risk they are willing to take, you just have to decide what yours is.

I really like this niche because their isn't a lot of competition in the different industries.

If it's a cash deal to keep as a rental, I would approach it totally different than if the intent is to re-sell and the buyer will need a traditional loan.
