The pool, the club house, the boat ramp, the weight room, tennis courts, sidewalks, landscaping and other amenities are owned in common and or retained by the developer/project owner and they can sell that at any time, they can also lose it if the fail to pay liens as required.

Here are the stats:1971 built1640 sqft4/1.5Needs: roof/soffit, windows, flooring and paint throughout, appliances, light landscaping, junk removal, repair ceilings in two of the bedrooms due to roof leak.Owner is asking 85,000, public records say she bought it in november 2011 for only $18,750 Recent sales for comps are 78500, 115000, and 101000.

I usually just go for the Ceramic as it's usually cheaper, it might not be as strong, but i think it's strong enough.3) Desert Landscape because I live in the desert so tenants are ok with that.

Yeah Johnny the number one thing I see with apartment sellers is they buy something brand new or in fairly great shape.Then as the years go by they do the bare minimum and hoard the cash and show little expenses thereby showing an unrealistic cash flow.They might have made the great cash flow but at the detriment of deferred maintenance and upkeep of the building.There is a cost to that when they go to sell.They either have to put the money in for repairs and improvements before listing or expect a lower sales price.Some also self-manage but many buyers will not so right off the top to 80% of your buyers the property will be overpriced.Unless the buyer is paying all cash any lender will take the sellers financial documents with a grain of salt.The lender if they have to foreclose will run it from far away until it sells.This means they will not run it like a local operator.This means the lender for the buyer will add in management fees,landscaping,pest control,accounting,advertising fees per door,standard vacancy for the area etc.
