Measure it from dry wall to dry wall, deduct 1/2" from both horizontal and vertical measurements, then order a vinyl replacement XO (horizontal slider) based on those measurements.

In addition if you warranty company covers the dwelling rather than just the owners things, you can offer the warranty over your tenants appliances (fridge, washer, dryer) and this could be another selling point to a potential tenant who has older appliances, just make sure they pay the deductible and you separate yourself from any liability involving their equipment.Ok, so that is a bunch of the background that I think might be useful to you going on in the future.
