You should have copies of the leases (from your due diligence) so I would check those and see what they say. 30 days is customary, but I think your leases will rule in court.

I loved buying court house steps with IRS lien.. most folks too scared to bid or they did not have true cash IE they needed clear title ASAP so they oculd stick a hML on it. they did not have the funds to wait out the 120 days.. you can fill a form out and sometimes IRS will just waive their redemption period.. but do get a title commitment or prelim it will clearly say what the IRS rights are or are not..

The one seller has passed away and the wife, who is in a nursing home, has signed over Power of Attorney to a woman I'm having trouble locating (no relation to seller, possibly a court order)My agent says I won't be able to get a conventional loan on the place, given it is zoned C-1 (light commercial).

Sounds like a place I wouldn't want to buy as the selling process for you in the future whenever you decide to sell could be quite frustrating and inflexible while scaring away potential buyers because of the extra hassle.I have bought a probate estate sell before  - unfortunately it can take a while depending on how fast it clears the courts and that is out of the control of the lawyers.

The case record contains the name and contact info of the personal representative or administer of the estate.Some counties maintain full case information online- others you will need to physically visit the court house to access the file.
