Myself, I had an advantage, I had a decade of running companies that were sales focused before getting into REI, for me I recognized how to "sell" and what was selling and it was never the damn post card.

It takes decade to recover from such a correction, and if you need money during that time you are in a very bad position.

If there is decades of deferred maintenance the building very well could need significant amounts of the rent to go into repairs. 

We have been REI for about a decade, focusing primarily on long-term rentals.

Some of my properties there rent for the same as they did a decade ago.Howard County is generally good, but has higher taxes and lower rent growth than Montgomery County.

I lived in the Boise area for a few months about a decade ago, and when I was there it was a great town!
