You have now just caused yourself to have to study two software programs in order to use one. 

If talking about such things makes me a target for them then that furthers my belief  it's a cause that needs to be championed.

My head says it's a good idea.... my imagination is causing me to pull back. 

There are many different ways to invest in real estate never choose one that will cause you to live somewhere that will make you unhappy.

If you evict within 6 months of receiving a BOH notice, that can be considered retaliation and can cause some major headaches and major money lost UNLESS you can clearly prove you are evicting due to a legit reason (i.e. non-payment, breaking lease terms, etc) and not because you got the notice.

My lease would explicitly forbid you finding a new roommate - - that's called Subletting and many leases would do likewise.I hope you're not in violation, as both of you could be evicted for cause.

I'm going to try and talk reason to the tenants and get them to move out peacefully.During their occupation of my property, there was severe water damage to the upstairs kitchen and downstairs bedroom.

High humidity probably exacerbates the problem.The mold these units spew have caused health problems for my family and pets.

Minor repairs definitely do bite into the bottom line but it is a slightly positive cash flow.I just am tired of treading water - I am not building equity, I am still underwater when I look at comps in the area (I think the place is conservatively worth 350K).I am not real-estate saavy enough to know what my options are.(1) I dont think I can refi cause my LTV is horrible.(2) I cant sell without paying out of pocket(3) I cant short saleAny ideas for an exit strategy?
