Does anyone have and preferred vendors near or in the surrounding Greater Lansing area that you would suggest doing business with?

I am based in LA, so I prefer to work with someone with experience in LA/OC or at least California.I spoke with a custodian and he mentioned that they review the LLC docs for compliance. 

Looking for a home under 500k, and preferably a foreclosure.

Airdna is a decent investment tool and I've used it before, but I prefer to do my own analysis. 

I currently live in the Baltimore Metropolitan area.I am currently prequalified for a "Purchase and Rehab" loan for up to 160K--my thoughts right now are to find a property (duplex/multifamily) under 100K (foreclosure preferably)  fix it up and house hack/rent out the other unit.

I work in real estate specialized in financing expats and foreigners investing in Czech Republic, both buy-to-let and residentials.20% is preferable but you can do with 10% as well - count with interest rate 0,3-0,7% higher than with 20% down payment.
