It was specifically mentioned in the Oregon DFR about needing to be licensed for self-directed IRA, which I took to mean you have to be licensed to run a group like that.I wouldn't buy in California right now until after the next crash.

Yeah I use Firefox and have zero issues.I use IE when a website or program isn't coded to work properly with other browsers.I am a registry junkie so I go in and delete strings myself.If you don't know how to do this correctly though it can crash your system.

With the limited capital I can reserve for RE business, I can probably buy 3-4 properties and if the market crashes just like in 2008 , I'll be in danger of losing a substantial amount with the properties I own, the only protetction I have in hand is ; I did not buy the properties in market value and my cost in general %20-25 below.

Even if there is a crash, and people downsize, those people will have a need for self-storage, as evidenced by storage occupancy rates during past recessions.And during inflationary times, our rental rates increase.

I suggest you don't put these details in the Living Trust agreement as you have to provide it to lenders and title and it will raise 100 mucky questions like: what happens if market crashes, cost of long term care and million other things that can happen over a lifetime.I am not a CPA or an attorney you need someone smart who can predict all the future events to prepare in an operating agreement of sorts.
