Essentially, I want all cash flow/expenses to be flowing in and out of a business account rather than my personal bank accounts. 

I'm asking this question on behalf of a client who is selling a property where the total capital gain looks like it will be less than the suspended losses they have accumulated on their tax return over the years of owning the property.

Scenario: This scenario is an amalgamation of a few inquiries that I've had in the last couple months.

There are way to many PM's not getting properties rented and they are staying vacant, there is also way to many rentals being rented less than market rent to get a "quick tenant" causing investors to lose money, you will also need that PM to be completely productive and quick to the applicants and also not trying to incentivize off of your property needing repairs.

But you have a much higher chance of missing something than a trained attorney.

Rockstars know their worth, and will usually (not always) be more on the expensive side. 

For one it saves time, you can have a website up and running in less than 24hrs.

He is wondering if he should take the 300k as a price reduction (leading to boot from 1031 as he does not want to go higher than 25% down payment) or if he can avoid boot by keeping the price the same and take the 300k in a capex escrow account with the title company to be used for repairs over the next year (title company and bank are ok with this).

But is it better or worse than not buying anything at all?

My opinion is he works harder than I desire to work on my RE investments.
