I work full time in a corporate job, but constantly dream of financial independence.  

Everyone here has a hard time working with and he is constantly running around doing his own things and complaining that nobody else is doing what he needs.

If you are single, it may take you a few years to contribute enough to use as a down payment, since the contribution limit is $5,500 but if you are married you can accelerate this through contributing $11,000/ year and using you and your spouses SD-IRA's as joint owners of the property. 

So, I am constantly working to attract good prospects and I want our units to show as well as possible.

Of course you should also get input about the firm you are considering from the BP community as well.I work with a lot of out of State investors and I see them constantly overlook great areas due to some 3rd party crime data.  

Is joint ventures our only option?

I am more looking for an agents, flippers and property managers for buy and hold investing in SFR or small multi or for joint venture flips.Most cities also have someone who is well-known and has a great reputation for being the person to know in local real estate so it would be great to connect to that person also. 

To better explain my situation, I'm planning to move to another country where I have a few job offers, but the pay is sporadic so I'd like to establish something constant here before I leave. 

Make sure whatever you jointly do is spelled out.
