But would it be bad practice to already get to know sellers beforehand?

What're some best practices when looking for a sponsoring broker or at least one that will "supervise" me at the start?

My focus is consistency with both units. 

If you're able to actually use BRRR, as he suggests, the pace could be even faster and more consistent.

As far as underwriting deals, you just need to practice and maybe run your numbers by someone that has some experience, especially for your firs deal. 

We can get too focused on the potential cash flow without considering the consistency of collections, the wear and tear of the property, the turnover, and the headaches related to operating. 

I suspect that most are very similar, but obviously you will still want to study the state specific portions for the exam and take some state practice tests ahead of time.

I think going back and forth with the flipper is good to get some negotiating practice.
