There are numbers that I'm confident in: - Cash flow per door = $298 ($596 per duplex)- Cap Rate = 8.56%- Cash-on-Cash ROI = 18.53%Then there are the numbers that I am (conservatively) speculating about:- Rehab cost total = $50,000 + 10% extra for unknowns- ARV per duplex = $179,000 - 210,000This is a big investment for both of us.

Having completed my first BRRRR while living 1,000 miles away from the property, during a pandemic, I have a lot more confidence and am ready to take on my next deal.

Pay close attention to what they're doing you'll maybe gain the confidence to do the next one yourself. 

Im actively investing my savings in commodities I believe in and in alignment with my worldview, I have confidence my investing will grow my nest egg until im ready to plunge into RE!

If you're confident in your property -at a certain point you just have to let miserable people be miserable. 

In general, a performing asset with solid leases and stable tenants brings a lot of confidence to the deal.

Tech guys can get away with looking a little disheveled, but REIs want people to be confident in their maturity. 

Just be confident you can fulfil your obligations.
