I am new so I don't know for sure but in Florida I don't think adding ADU is a common practice. 

Fannie explicitly allows transfers to LLCs when the loan originated after June 2016 and when the LLC is controlled by the original borrower (source: Fannie Mae Servicing Guide - D1-4.1-02, Allowable Exemptions Due to the Type of Transfer).

Better to have some type of protection and not need it , than need it and not have it .

It depends on the type of loan, loan to value, fico, income, debt, and experience.
