If you were in my shoes and you were getting into real estate full time as I am would you:-stay in LA and just focus on wholesaling since the market so expensive to rehab and flip?

My experience:

Fix and flipped sfh in 2012. Made 27k, ~25% ROI.

Fix and Flip sfh in 2013. Made 7k. ~5% ROI.

Bought a rental sfh with two partners in 2013. Earning ~13...

I know this all seems scary and new but when you are knee deep into a deal you need to take control or the other person will take the lead.So, pick a number you are comfortable putting down as your deposit.

The buyer, right now it is you, and the assignee will be stepping into your shoes.

In CT, if I were in your shoes I would make sure that Hot Water heater is fully functional before heading out to the Housing Court for that eviction.

If that offer doesn't get an acceptance, take comfort in knowing someone else paid too much.  

My buddy was asked to do one years ago, he refused because he was not comfortable with the fiction.The US returns will be significantly higher than Canada.

There are also a couple of Goodwill/Habitat for Humanity outlets nearby.So I'll do the roof, the floors, the counter, the painting, the fence, and if I have money left for extras, maybe I'll put tumbled travertine on the fireplace surround.I guess I know the fireplace is the least of my worries, but sometimes it's comforting to focus on something you can control!
