First deal... Need help!

Hi guys, so after a small craigslist ad i had someone bite and we've come to terms on his duplex property. We agreed upon a specific amount on the property and I'm already planning on taking the contract over to him this evening.

He just sent me a text with the following: "How much am I putting down on the property" and also asking me on how many days to close. This 'closing time' I am using to find an investor. I want to reply but I don't want to scare him away because I don't have the funds to put down a 10% that he is requesting...

Please help!

You call your title rep and say you need a title farm. They farm data for you free of charge.


For example. I lock up a condo in 12345 zip code.

I call title. "Hi I need a title farm, ALL abentee owners of condos in 12345 zip code please". They get me a list of that criteria, I now have data on ALL condo owners who are likely investors or landlords in the area of my deal. Chances are my buyer will be in that list.

The deal I closed yesterday went down just like this.
