Once we narrowed it down a little and learned more about the area, we saw that Publix is putting in a massive new grocery store right down the road which confirmed the fact that this town is growing.Another valuable tool that I am working to establish now is building a good personal relationship with an appraiser in areas that you are interested in investing in.

This would be a great addition to an already great tool!

Just like others have mentioned, LLC's are just a tool and a good CPA is another tool you have to use alongside. 

Like @Jon Crosby I use Mint (got to love free accounting), but then couple that with MinttoReport (small annual charge), a great tool so you can export your Mint data and report it once you setup tags and categories. 

The people here that have taken to the next level collaborate and are winning big.

AirDNA is a great tool to predict occupancies.

And the founder of Property Radar has something like 120 rules to try to maintain best chance of accuracy along with tools for professionals so am leaning more towards his way.
