You will be hard pressed to find a lender who doesn't require a personal guarantee, even if the asset is owned by an LLC though.

However heat pumps have a limit where they cant heat enough on really cold days, so most homes that have heat pumps will have a furnace backup.There is a real chance your fuel bill wont be that high since you will mostly be using the electric heat pump for most winter days in Maryland.

Most of our tenants run AC harder than heat, and it's harder for a dirty system to make cold air in high heat than it is to make warm air in cold weather - gas will just incinerate everything, and heat pumps have auxiliary coils.
