If I was starting out again.
#1 - Find a hungry agent that doesn't mind wasting time submitting extreme lowball offers to boatloads of REOs (Works maybe 5% of the time, but if you make 100 offers you're good to go).
#2 - Start calling FSBOs and people off craigslist/facebook/etc that are selling their houses
#3 - Call every single person I know and ask for leads
