People from all over the world continue to flock to this coastal state with low taxes and great weather.  

We speak the language(s) and invest in areas we have local knowledge of.There are obviously pros and cons to investing internationally.Pros:- BARGAINS: you can find many bargains even in major cities.

For a nicer area like North County and Coastal, you're easily north of 750 turnkey.Investment-wise you might be best suited for somewhere around North Park.

If you listen to the BP podcast(s) and just read a few books it will get you halfway to pass your test.

I would look at the #'s and make sure you have the reserves and ability if life hit the fan.

However, the city has paused to see if the California Coastal Commission will veto that in the coastal zone, which they have before.
