When they go under agreement they have to get site approval from corporate and have to get permits from the city and county and do not want to close on a property until then.

Nobody seems to be talking about WEST SACRAMENTO but my clients and I are focused heavily in this small area because of its close proximity to downtown but also low regulation since it's a small separate municipal government - it's not even in Sacramento county, it's Yolo county.

Of course what he’s doing is creating a book of private “listings”, tying them up at a specific price for 90 days, and only closing if he can flip the contract for a higher price to an end buyer.
