I currently own three single-family rentals and just closed on my first multi-family property, a fourplex. 

We also bought 4 new bikes the day of closing and had them shipped to our property manager who assembled them.

The payment has a clause: By accepting this payment, I acknowledge and accept the following terms:I am the property owner (or an authorized agent for the owner) of the above-referenced property and I am authorized to receive payments.

The seller is asking to sell for $565k if they can sell it without listing it and forego the agent commissions.

If this potential buyer were unscrupulous, they could easily contact the seller afterward so why do they need to be watched closely during the walk-through?

Thank you in advance.Also as far as what I put in the letter, I usually say that me and my partner are looking for properties that need work, and can pay cash and offer quick closing.

@Nathan G.Good question. 12,500sf: I have found that that is the min number of square footage where you can automate a facility and still achieve close to maximum efficiency with expense ratio.

Closing had some hurdles...but they had a vision for their portfolio (and within reason) were willing to get creative and stayed tenacious when the transaction got challenging.
