Pretty sure (but I'm not an expert in the least) that Joe Villeneuve, and others, are gonna say cut your losses and make sure the next deal is a good deal, and reinvest and treat as expensive lesson learned.

Treat it just like any other lease, and clearly stipulate lease amount, security deposit, time period, who pays utilities, lawn care, etc.

The key is that you sold in your name, so the purchase of your new replacement property must be in a way that it is treated as if you bought the property for tax purposes.
