I have been consuming all the great info from biggerpockets for 18months now but this is my very first post and I am excited to get insights, suggestions and particularly legal advice for my situation.I recently got laid off from a company that I had been with for 6.5yrs (since right out of college) and then within a month, they offered me another role which is outside US so I am very excited about the change and new experience.

On day 46 it can't be changed at all. 

So my question is -- what's the typical approach for arriving at a possible purchase value -- as it relates specifically to capturing the NOI in time, especially if it seems to be changing somewhat rapidly?

Countless hours and sleepless nights attempting to change the life of my family over the past 3 yrs,  and just thought maybe I just need to reach out to someone. 

It should be pretty simple with your employment position but I would look at the possibility of reducing my mortgage payment and try to save up 3 if not 6 months of paying all of your expenses and change your mindset and do not be a big spender any more and only take anymore debt that does not make you money.As far as new investments go I would look at possibility of taking a home equity loan.

Sounds like your AC unit is doing its job and an upgraded one probably wouldn't change things other than reducing the utility bills.

These are older houses that UNCG has recently moved into that area, after being landlocked for decades.Also the tax situation in Greensboro has changed , they just revalued property, mine jumped about 16%.

What the hourly rate for extras / changes would be. 

I pick up the check and change the air filter every month.
