There's a reason you don't hear about boyfriends & girlfriends celebrating 20,30,40 year anniversaries.

We plan to use the property as 2nd home for the summer and we do plan on furnishing the home, so use of most of our furniture (Beds, couches, appliances, kitchen table, dressers) would be included in the lease.Has anyone else structured rents this way and what advice do you have for us? 

I hope to reach 95% occupancy by the end of summer. 

Its currently March 27th and its 76F outside and the summer weather sticks around until the end of October.

I have Portland, Oregon as a finalist city for moving to this summer (from Chicago) and wanted to get an understanding of cash flow expectations, and best neighborhoods w/in 15 miles of downtown that would make the best sense to start looking in for owner-occupied FHA house-hacking (2-4 Unit) opportunities.

I am starting with a manufactured home in a 55+ community that came to me through a friend, my plan is to put that on the market ASAP as a seasonal rental (July/August 2021 time frame, it is allowed to rent), I will use that as my base of operations this summer and start purchasing more properties to build my portfolio.
