from my existing network, pre-approvals back in an hour between 7a-Midnight, common sense underwriting, and truly helping their marketing "dreams" come to life (direct mail campaign, social media targeted advertisement, anything video/graphic design based, full access to my marketing department for advisory, etc). 

I have been working on marketing, and I have started a campaign on Zillow.

I do know of a couple of wholesalers in that area... as far as looking for deals to wholesale yourself, I would do a direct mail campaign of a couple of thousand letters, or if you want to do it for free, you can cold call ads off of craigslist.  

So the moral of the story is, before sending out a marketing campaign, make sure you can respond to any leads ASAP.

Over the next couple of weeks I will be implementing a direct mail campaign to get some leads so any advice would be greatly appreciated. 

This is not a marketing campaign, but we use AppFolio Property Management Software and it is a life-saver.

I was hoping to develop a marketing campaign and yellow letter mailers to target tear-down homes in my neighborhood and wholesale to builders looking for lots to spec build.

So after some research I have a pretty long list of those I should be directly targeting with a mail campaign.
