To start off the market I live in (Hollis, OK) is dead and the town has always been declining but I do have the opportunity to invest in other towns close by but they are still small towns which don't really work for the brrrr method.Should I start looking into long distance?

Here in my local market we’ve seen a sharp decline in occupancy and average daily revenue as the market gets saturated with 4 bedroom homes so we are having to target high end luxury homes to create a niche.

Are you guys already seeing decline in year over year bookings?

In theory the strategy @Jacob Perez proposes could work/ has worked, but I caution you that the lender & insurer may decline if the timing is suspicious as per @Tyler Stiller  Your story has to make sense.

Looks like the rate of flips increased from last quarter, but the profit margins declined.  

To prevent a situation like this ahead of time, I'd recommend writing a list of what acceptable terms you have to accept a tenant or decline them.
