All I’m simply suggesting is that although there is low hanging fruit,as with any industry or niche, there are stressors or motivating circumstances that would lead a B class neighborhood to sell me their homes (outside of the current recovery efforts due to natural causes).InheritedDivorceJob lossTax delinquency To name a fewSome stressors are more prevalent in the areas you mentioned BUT C+ , B and A are not exempt.

Some agents are just looking for a place to hang their license, others (especially young ones) are looking to learn from a more experienced person and everything in between.With few exceptions (@Joel Owens being one of them) the priorities (mostly in order) for all agents seems to be;1) Generate listings - Gives agent a degree of control and guarantees part of commission2) Sell Existing Listings - Double ending commission and more control of sale process.3) Get Deal in Contract - Again, at least part of commission and some control of process 4) Close the Deal - Many deals fall through after the initial acceptance of the price  and basic terms.

So with all of those factors considered, I always thought it would be a good idea to hang onto and rent, (even if not necessarily a positive cash flow), until the single family home rental market there tanks, and I have a hard time renting, then list for sale...
