In fact, I think there are likely very few Ponzi schemes in real estate.  

Mind you the land lording laws are not as friendly in NY state but I think you'll have a better shot at finding what you are looking for in NY. 

I've owned RE rentals but sold them all in 2016/2017. 

They need a lot of systems to be in place and need a LOT of attention on the marketing and maintenance sides.
