Commercial real estate gets much more complicated and that's something you don't want to buy without running your numbers by an experienced broker or a lender.

Due to some complications in closing, we only ended up closing on half of the properties, but she got paid the complete commission. 

No need to complicate it more by becoming a project manager too.

This is an easy question but the answer is complicated.

Sounds kinda complicated.  

The landlord-tenant laws are a plus, but you will find that there are unnecessary expenses, permits, licenses, laws, taxes, etc. in both MD and DC compared to VA that make investing a little more complicated (and expensive) in MD and DC than it should be. 

It is very complicated and demands strict adherence by a landlord.
