Especially if you plan to continue growing your portfolio, it's better to get it right the first time - having to restructure is a big pain and getting sued is... much worse. 

If you're not familiar with the block by block nature of Philly neighborhoods and targeting a vacation rental market in G-Town, I'd say generally stay west of Germantown Avenue and north of Queen Lane.
