Seeking partners for Cincinnati cityview development

I own a plot of land with Cincinnati city views and am seeking financing/equity partners to develop the property.  The property is in Newport, KY in a ripe area for development.  Dozens of multi-million dollar homes are in development just a few blocks away.   

The lot is 120' wide x 100' deep, currently zoned as 1 lot but can be subdivided as long as the minimal lot width is 25'.  The idea is either: 3 standalone single family homes or 4 townhome style homes that take advantage of the city view.  It is on a hillside, geotechnical report has been completed and available upon request.  The value here is in the view.  Dozens of multi-million dollar homes are in development just a few blocks away. 

Would love to see if there's any individuals, lenders, potential partners out there interested in getting creative in ways to get this project off the ground.  My current individual income does not support developing this project.
