That has led to some interesting confrontations then again we did sell a duplex with off street parking a block away.

If living in a good area is your primary concern, then buy in the Starland/Thomas Square district (basically 4 blocks left and right of Bull Street, between Forsyth Park and Victory Dr.) 

Do you want to focus on the area as a whole or say 10% of houses in that block have been remodeled and 3% of those are on market do you want to do focus on that 10%?

Being in such a great neighborhood, and a great block made this a no brainer for him to scoop up quickly.

I’m sure there are builders on this site who can explain it, but around that time it seems foundations started being built deeper using either poured or block concrete instead of stone/mortar.

A remodeled 3/2 SFH in my neighborhood (identical sqft.) is almost $50K less than comp properties 3 blocks south of me.

It is one of last large blocks of land (25 acres, 100+ feet water frontage ) left on the very developed lake (Lake Hamilton).  

For example the Ohio City/GordonSquare area (I'm currently living in the area) to the west of 25th between Detroit and Lorain, the housing stock there still seems to be a hodgepodge of dumps with a smattering of new construction and a few rehabs/flips but I'm not sure I can point to a single block that has completely "arrived." 

I've lived in several neighborhoods, each definitely has its own personality and can really change block by block.
