I'm not in a flood zone, open to wood frame but prefer block, and since it's not a super high dollar area the build would be simple with basic but quality finishes.Having the septic done should not be an issue.

Two bedrooms are renting there for $1800 so it really depends on condition etc.It is such a nice little town, I bought a 2 family there in 2012, it was 2 blocks from the center of town.

Big changes in soil moisture will absolutely cause movement.That said, I love buying properties with foundation issues; it limits the buyer pool drastically.Caveat, if the property has cast iron drain pipe, make sure you add into the contract that the house must be able to pass a hydrostatic test (a good idea even if there was no prior foundation repairs).

I want to be safe but I don't want every other significant wire to get blocked by a loss prevention hold (thanks Chase) I am willing to maintain a sane amount of minimum daily balance to get the low fee structure, but I'm running an investment business not a cache holding business so it can't be more than 50k.Anyone have any good suggestions?

However, at the same time everything is functional, very less maintenance expense and tenants are happy staying in the building. 3) The listing says the building has 1) new roof, 2) new rear staircase, 3) new vinyl windows and 4) new glass block windows.
