Original listing price $250k-Asking price $195,000-ARV $235,000-Renovation Costs $40,000 (new roof, flooring, bathroom renovation)Originally I wanted to BRRR this property, which showed my MAO would be in the $140k range. 

If feasible, dual sinks in each full bathroom and match the # of bathrooms to the # of bedrooms, or ensuite bathrooms. 

How could we structure this to get around that, so that myself and my wife are the only ones on the loan?

We had to do some upgrades to all three bathrooms and a basement wall along with paint throughout.

We are contemplating adding a full bathroom to the top level because it is doubtful that renters would choose to descend a flight a stairs to use the bathroom.

I am trying to figure out the best way to structure financing on two possible buy and hold or wrap into owner finance deals. 

We've found a property with an unpermitted ADU, as well as an unpermitted bed+bath addition in the main structure.

Are there any ways to structure deals with sellers who reject low cash offers and have no interest in long term seller financing?
