Many cities rules are limited to their city limits and counties can have different regulations or conditions to meet eligibility (often requiring more time and expense.) 

For one tenant that had a cat (inherited tenant and the only cat I've allowed), I had to soak slab with enzyme cleaner, didn't work well, then soaked in vinegar, replaced subfloor boards upstairs, replace trim all around flooring -- it's a huge undertaking requiring multiple applications.

That might be difficult to do, especially in FL where most carriers are requiring a 4 point inspection.

We don’t buy those and sounds like you're aware to look for a slightly better property yourself already.Detroit has the the highest rent to price ratio in the country…and we’ve found the best balance of price/location within the area.Here is a picture of my portfolio...as you will see.
