Everything seems to check out, but when I walked out into the backyard, I noticed that there are power lines abnormally low (maybe 12-15 feet high) above the back fence.

I'm debating whether it is worth the time and money to build a privacy fence in the backyard.

Don't you like rental demand and a growing working class tenant pool? 

Also, if you can find a property near a university, you'll always have a pool for potential tenants! 

In our area not having w/d on site dries up at least half the tenant pool.

This is the way to go for self-managed PM.I have it set up so well, than when I need to do some renovations to a tenant's apt, in this case, the backyard, the tenant did not want my landscaper to come in without him.

However, I would like to invest in my own back yard here in Utah. 

For example, they might check out the backyard or report on whether the neighbors have barking dogs.
