Keep it simple and if you have a tenant that can't manage their keys then you simply keep charging them until they learn the lesson.Money is a great motivator as long as your consistent!

These negative aspects are not fixable and therefore, I did not or would not make an offer let alone buy it, too hard to sell after and why increase holding costs trying to sell to a very limited buyers pool due to these aspects.

As someone above mentioned first impressions by buyers is extremely important and you likely will not neglect that aspect again.I purchased my first rental property in the early 70's and I still learn on every project.
