When we have an applicant who wants to have a term longer than we offer, we explain that they are welcome to stay as long as they want if they follow the rules and pay rent, and we explain that we aren't planning to sell and our policy to keep rent below market for solid tenants (we increase to 50% of the gap between market and curent rent annually).

Lastly the most you want to put down for a deposit with a written signed contract in return is about 1/4 - 1/3.When I sold my personal home I had installed a new unit with the features above and at the closing the buyers mentioned the new HVAC since it will allow quality of life (quietness in zero lot line applications), energy efficiency, and reliability.
