Looking for a Recommended Trustee for Self-Directed IRA

Hello, BP Community. This is my first post so thank you in advance. I would appreciate advisement on recommended Trustees for a self-directed IRA. Currently, I have a self-directed IRA with Vanguard and they informed me that cannot be the Trustee for a real estate purchase. I'm also needing advisement once I locate the Trustee on how to position this real estate purchase without a tax consequence. Thank you so much! I'm in the DC Metro area (VA), also.
