The best laugh was just the amount of mail that kept showing up with new approved/declined creditcard apps, loans, hospital bills (dozens of drug, maternity, and weapon related injuries), etc., all to new names I did not recognize over the next 12 months.

Also, have them give you access to homesnap. it's an APP that is backed by the MLS so the data is current.

I have many tenants who pay themselves and are paid before the due date via check in the mail, I have many who pay through Zelle Quickpay, some who cash app, some who Venmo and then my Section 8 which gets directed deposited on the first.
