The key here I think wold be to get realistic ARV comps and to have a rehab contractor get you accurate quotes on the fixing up the place - don't forget that in order to sell quicker - you may want to come in slightly less than the comps so it is an attractive offer that moves fast - that also gets you a little padding in case some of the expenses are more than anticipated.
