Two different business models.Being the owner of the brokerage is a different animal than being an agent. 

It requires no rehab, the major systems/roof should be all good for another couple years and then some and likely only needs some cosmetic touches to get it ready for a renter (coat of paint in some rooms, etc.)Note that the rental properties I am considering are all turnkey or are already cash flowing, so no significant (or zero) costs for make-ready on that front either.

Multifamily Apartment complex business model is an entirely different animal than single family.Luckily, I had ten highly appreciating condos in San Diego and learned the hard way on my first 2 apartment complex deals.Trading $50,000 for now $160,000 cash flow per year was a no brainer to me.  

The key is to have U.S. tax return income, if you don't have this you won't be able to get to qualify for for conventional financing.HM is a whole different animal and I'm sure you can find it if you don't qualify for private money.   

Unless you are incredibly lucky or just an absolute animal then you will find that you make about as much as you spend each month.

The internal structure is sound and supported by wood pillars, wood floor joists, and wood beams(unfortunately they are coated in lead-based paint).
