The $250 does take into account maintenance but not capex...With a lot of the big ticket items taken care of within the last 2 years I've been lucky so far but do realize I'm stretching myself a little thin there.I've looked at some student rentals in the same location but I'm afraid to use a majority of my cash because of operating thin on my first house at the moment.

Dont be afraid of having to evict someone if your focus is on landlording this is apart of the business. just make sure the next tenant understands who is the landlord and who is the resident. best of luck let us know how it turns out.
