There are very large differences state to state even though the process and theory behind it is the same.  

For my particular area, (MS gulf coast) there really isn't a large amount of small multi family units for sale.

Think back about the added value you created for OTHER investors over the years.

For a start, this usually means replacing a low toilet with one that is at chair height and adding safety grab bars to the bathroom/shower.

I knew I wanted to go bigger and fast, so I hired a coach in an area I wanted to go which was large MF apartments.

SEO is one way to go but there are several other options to drive traffic to your website including Pay Per Click, Facebook ads, Craigslist, email lists etc...
