Your goals and vision all sounds great, have you laid out a plan to achieve it all?

You can find a deal with 10-15 mins a day of work... get up a little earlier than normal, have some coffee, check Zillow/Realtor/whatever you use for MLS searches and keep a spreadsheet with home data on it to monitor trends until you find something you want to make an offer on.

That MAY help you hit your numbers and achieve your objective. 

Figure out what you need to do on a daily basis to be able to achieve what your end game is.

You will not achieve what you are looking for with this.

@Bruce Woodruff the fact is the CDC data show the unvaccinated are many more times likely to be hospitalized then the vaccinated.  

@Caroline Broderick I wouldn't limit where I look for properties based on whether or not the data will be reported to the CAD.

Once you have all of that data you can also text/email it to them. 

Knowing more people can never hurt you achieve your goals.
