One landlord I know even has the tenants read the meter every month and just send a payment with the rent that includes the utility amount corresponding to the usage; since he sees the bill he can determine whether the tenant has been accurate in their readings or not.Another way is to require the tenants to give you a copy of the bill each month.

These numbers may seem like a stretch, but it actually pretty accurately reflects the types of deals I'm looking at on a normal basis.My complete exit strategy is to refinance, then rent out and hold for long term.I appreciate any input and guidance.

Because we were doing about 50 houses that year we did test it out and it worked ok, but I would have to say that I would not do it again where a bathroom floor and a hardwood floor from a hallway or such connected.

You can set it up to remember that all expenses on credit card "A" or bank account "A" are to be associated and tagged with property 1234 and just review them to make sure they are accurate. its a pretty nice time saver, needs only a couple of minutes a month for my 2 properties and then churns out a handy Schedule-E sheet for me at the end of the year for me to provide to my CPA.

To run more accurate numbers on expenses, I've plugged in 10% for property management, 10% for vacancy and 15% for maintenance for my properties Those are each percentages of the gross rents each month.
