@Daniel Joseph - Personally I have properties in the Parma & but I keep looking in parma, parma heights, North Royalton, Rocky River, & Medina areas for opportunities, all of these suburbs have good schools, reasonable crime rates, realistic pricing & are desirable for quality tenants.  

I graduated from graduate school in May of 2018 and was hoping to buy my first deal by the end of 2019.

I'm not sure i can swing the room rentals because it's a 2bd 1 ba not located near big schools.

I was one of less than 20 in my high school graduating class to receive their Associate's degree at graduation, while also averaging 30-35 hours a week at work.

There just isn't enough homes at a reasonable price for first time home buyers or those who want to live in a good school district and a safe area. 

If you are not familiar with the neighborhoods, school districts and sometimes individual streets you can burned.  

I created enough capital to buy my first rental in grad school when I was 27 (2007).

A is good school good job, where everyone would prefer to be in.
