Could I sell off the ADU or main house separately?

About to close on my first investment property in the coming week, 4-unit in outside of Madison, WI.

Current plan is to rip out the carpet, it's trashed, and replace with LVP (one of the four colors, not sure which is best to choose... see attached image), replace the laminate counter with granite.

I have a 2.625% interest rate and the home is in a desirable, established neighborhood in the city and just a few minute walk to the University of Pacific. 

I agree that it is a lot of money up front, but if the norm for the area is first and last month's rent, remember that the tenants who are moving in won't have paid last month's rent to their current landlord (if they are from the same area).

I’m curious if truss delivery is still taking a long time.I imagine the recent storms have set you back on your timeline, and wish you clear skies going forward.  

If the landlord had evidence that the property manager hadn't checked on the home for two months, then maybe they would have a case.

The property has been in the same family for 30+ years and has been well maintained.
