Comps in immediate subdivision definitely didn't support the price, but I knew the area well enough to sell people on what was coming which was a huge entertainment center that will be within walking distance proposed by the town of Holly Springs.

My main reason is because I love living in big cities (I go to school in NYC), and Philly seems like a city where I would be able to live close to the city center for a reasonable price.With that being said, living as close to the city center is one of my top priorities.

Said fee is not always a profit center for PM's because the fee is what covers admin cost, the expense of showings, marketing costs and in some cases PM's will pay a portion of that to another Realtor who brings the tenant.
