A 2-4 unit would also allow you to move into one unit and househack. 

I will fix things that break, but I will not make changes or improvements to the property just because the tenant asks.If they are that unhappy, give them one chance to break the lease and move out. if they choose to stay, that is evidence they are happy with the property and will fulfill their lease.

It all comes down to an investor's goals and what they are trying to accomplish.

Hello members, I am a first time investor recently moved back to Michigan, my focus was primary residents and after moving back, I had to rent my previous house out in New York which is producing some good income.

Average purchase applications in April and May have moved lower.

It always helps to understand supply and demand.A few years ago people in this forum were saying Austin was on a rocket ship to the moon because of all the tech jobs moving in. 

We're currently in Germany but hoping to be moving back to Richmond Hill next year (2024).

Overeducated as hell, walking distance to work for him, but can't move until June 1. 

I'll add while not a big fan I checked into Zillow and they are suggesting a $90k annual spend for 5 possible leads per month in areas 1-2 hrs drive from my office and mostly buyers, that makes no sense for my current goals.
